1. Complete air conditioning equipment check and services.

2. Lubricate fan motors & bearings.

3. Belt adjustments, lubrication and cleaning of filters & drain lines.

4. Servicing the condenser coils, cooling coils with non-corrosive and toxic cleaning agents.

5. Pressure washing of coils.

6. Cleaning the drain tray of indoor AC/AHU/FCU & flushing the same.

7. Checking of oil traces & rectifying if there is any gas leakage.

8. Changing compressor oil filters & filters, if necessary.

9. Checking the motor bearings for abnormal sound.

10. Checking and cleaning of grills/diffusers.

11. Cleaning and checking of electrical components & thermostat.

12. Checking the refrigerant gas pressure & topping up if required (gas will be charged separately).

13. Tightening of electrical wiring, controls, contactors.

14. Checking of valves & access doors.

15. Panel inspection & sealing of units of air leakages.

7. Check and clean all floor traps, if it is necessary.

8. Plumbing pipes located underground is not covered in our scope of work.

1. Repairs and/or replacement of electronic items or Home appliances.

2. Internal water leakage, e.g. under the bathtub, WC, inside the wall, ceiling, under the interlock & garden areas.

3. Major jobs related to MEP (Design issues) or Civil works (Structural, Utility removal).

4. Emptying septic tanks and janitorial cleaning.

5. Changing of any insulation material to ductwork chilled water pipe lines.

6. Jetting of drainage water.

7. Any kind of blockage in the drainage line which requires excavation or major civil works.

8. Automatic garage doors or gates.

9. Fire alarm and fire fighting work,etc.

10. Damages due to external forces (Design, Structural & Utility)

11. Main Panel board (DEWA responsibility)

12. DEWA power, water drainage and telephone services (being the responsibility of the relevant local Authority).

13. Total replacement of equipment.

14. Any refurbishment works.

15. Garden irrigation system (sprinklers)

16. Upgrading of equipment or any system.

17. Heat load calculation.

18. Any kind of wall cracks or structural damage.

19. All kind of works related to BMS.

20. Any kind of Structural damages existing in the building.

21. Integration of BMS system with the existing system.

22. Power up gradation works.

23. All kinds of Specialist contract work.

24. Any kind of design issues related to AC, Electrical, Plumbing or civil works in the building.

25. Any other works not mentioned/ not related in the scope of works.
